How much does pressure washing cost?+

Most projects fall between $100 and $1,000+, depending on size and condition. We'll give you a specific, flat-rate number before any work starts, based on your actual property.

Why don't you charge by the hour?+

You'll always know the full price before we start, not after. We give you one flat number based on the size and condition of your property, so there's never a surprise charge waiting at the end.

Do you charge by square foot or by project?+

We quote flat-rate by project, not a square-footage formula. Every property's condition is different, so we'd rather give you one accurate number based on the actual job than a generic estimate that ignores staining or buildup.

Is the estimate really free?+

Yes, with no obligation to book. We prefer to look at the property in person whenever possible, which leads to a more accurate price.

Do I have to pay a deposit?+

No deposit is required. Payment is collected after the job is complete and you're satisfied with the result.

What payment methods do you accept?+

We accept cash, Venmo, Zelle, Cash App, and personal checks. Credit and debit cards are also accepted, with a small transaction fee.

Can I get a discount for booking multiple services together?+

Yes. Bundling two or more services in the same visit qualifies for a discount — just ask when you reach out and we'll work out the details for your job.

Do you offer recurring maintenance pricing?+

Yes. If you'd like to stay ahead of buildup with regular service, we offer recurring maintenance on a schedule that works for you.

What does "100% Satisfaction Guaranteed or it's free" actually mean?+

If you're not satisfied with the work, we'll come back and fix the specific issue at no charge. For anything more significant, we'd rather add extra service for free than just redo the original work and hope it's better the second time.

What if I'm not happy after you've already left?+

Reach out and let us know. We'll come back out personally to take a look and make it right — that's the whole point of the guarantee.

How far in advance do I need to book?+

It depends on our current schedule. Reach out with your timeframe and we'll let you know what's realistic.

Can you do same-day or same-week service?+

It's not guaranteed, but we'll always check our current availability and tell you honestly whether it's possible.

Do I need to be home during the service?+

Not necessarily, especially for exterior work like driveways or house washing. We'll confirm details ahead of time either way.

How long does a typical job take?+

It varies by service and property size. We'll give you a realistic time estimate when we quote the job.

Do you need access to water?+

Yes, we typically use your outdoor spigot, so having water access available helps us get started.

Do I need to move cars, furniture, or planters?+

We'll let you know ahead of time if anything needs to be moved, so there's no confusion the day of.

Will you close windows and doors before starting?+

Yes, we take care of that as part of our setup, especially before any soft washing.

How should I prepare my home before the service?+

In most cases, very little prep is needed. We'll let you know in advance if there's anything specific to take care of beforehand.

Can you help prepare a home for sale or get it ready before a party?+

Do you offer maintenance reminders for next year?+

Yes. We like to stay in touch and reach back out when it's about time for your next service, so you don't have to keep track of it yourself.

Is pressure washing safe for my siding and landscaping?+

Yes, when the right method is used. We match the method to the surface, and landscaping near the work area is pre-wetted before any cleaning solution is applied.

Will pressure washing damage my siding?+

High pressure can damage siding if used incorrectly, which is exactly why we use the soft wash method on siding instead of standard pressure washing.

What chemicals do you use, and are they safe for pets and plants?+

We use cleaning solutions appropriate for each surface, and we pre-wet landscaping near the work area beforehand to help protect plants during the process.

What happens if a stain doesn't fully remove?+

We'll tell you honestly upfront if we think a stain may not fully remove, before we ever start, so there are no surprises.

What happens to the wastewater?+

We're mindful about where runoff goes, particularly given how many of the properties we work on are close to Lake Norman itself.

Are you licensed and insured?+

CaroClean is insured and operates as a fully registered business. If you need specific documentation — for an HOA or otherwise — just ask and we'll get you what you need.

Can you clean around pool areas?+

Yes, we work carefully around pools and pool equipment.

Do you clean newer homes and older homes differently?+

We use the safest method for each surface. Older homes or older paint sometimes need a gentler approach, which we always account for.

What's the difference between pressure washing and soft washing?+

Pressure washing uses higher water pressure for tough, durable surfaces like concrete. Soft washing uses low pressure with a cleaning solution instead, which is the safer method for siding.

Is soft washing safe for vinyl siding?+

Yes. Soft washing is specifically the safer method for vinyl, relying on a cleaning solution and low pressure rather than force.

Do you clean brick, stucco, and stone?+

Yes, we clean brick, stucco, and stone in addition to vinyl and aluminum siding, using the appropriate method for each surface.

Can you clean screened porches or patios?+

Yes, screened porches and patios are both surfaces we clean.

How often should I wash my house?+

Most homes benefit from a wash about once a year. Homes in shadier, more humid spots near the lake may need it more often due to faster algae and mildew growth.

How often should I clean my driveway or concrete?+

Every 6 to 12 months is typical, depending on sun exposure, tree coverage, and how quickly algae or staining builds back up.

Can you remove red clay stains from concrete?+

Yes. Red clay staining is common in this area, and it's exactly the kind of buildup our pre-treatment process is built to handle.

Can you remove black algae from siding?+

Yes, black algae is one of the most common things we treat during a soft wash.

Is window cleaning included with a house wash?+

House washing and window cleaning are two separate services. A house wash covers your siding, not the glass itself, so windows are quoted and booked separately — though the two are often combined in the same visit if you'd like both done at once.

Do you offer roof cleaning, gutter cleaning, deck cleaning, or fence cleaning?+

Not currently. We keep our service list focused on driveway and concrete cleaning, house washing, and window cleaning, so we can do each one at the highest level.

What areas do you serve?+

We serve Cornelius, Huntersville, Davidson, and Mooresville, NC. If you're just outside that area, reach out and we'll let you know if we can make it work.

Do you work with lakefront homes?+

Yes. We're especially mindful with wastewater and runoff on lakefront properties, given how close many of these homes are to Lake Norman itself.

Do you serve HOA neighborhoods?+

Yes. If your HOA has specific requirements or documentation requests, just let us know and we'll work with you on it.

Do you work on commercial properties?+

Right now we're focused on residential work. If you have a commercial property in mind, reach out directly and we can talk through whether it's a fit.
